Ninety-five mayors raise the rate. Ninety days to object.
For 2026 the Prime Minister and Finance Minister approved roughly 95 of 108 local-authority requests for above-baseline arnona (the municipal property tax) hikes, on top of the automatic 1.626% national rise. The combined uplift is estimated at NIS 250 million (~$66M); about NIS 45 million of that lands on businesses.
01The pain
Ninety-five city halls. That is how many of 108 Israeli local-authority requests for above-baseline arnona hikes cleared in the 2026 round, on top of the automatic 1.626% national rise. The combined uplift comes to roughly NIS 250 million (~$66M); about NIS 45 million of that lands on businesses. The Federation of Israeli Chambers of Commerce called the approvals a worsening of the cost-of-living crisis; mayors cite war-related budget gaps and operating deficits.1,2
The hikes are uneven and city-specific. Jerusalem approved a 38.57% rise on Zone D parcels. Tel Aviv approved 100%+ increases for residential and mixed-use lots west of the Yarkon — about NIS 64 to NIS 140 per square metre. Ramat Gan added 6.5–8.5% on commerce and services, hitting roughly 4,200 businesses. Ashkelon raised industrial parcels 7.5%. Ramla put 4% across every category. In Kfar Saba, several commercial-office, shopping-centre and parking-lot categories jumped above 60%.3,1
The bill arrives in January. A Tel Aviv mixed-use landlord, a Ramat Gan service shop, an Ashkelon industrial tenant — each has 90 days from the assessment notice to file an objection with the local arnona manager. Miss that window and the rate stands for the year. Most operators do not know which assessment category their parcel sits in, do not benchmark against comparable parcels, and do not file. The objection door closes quietly.2

02Who solves this today
Three Israeli law offices that publicly self-market arnona-reduction and objection services for businesses and owners. Each was checked live on the date of writing with a verbatim Hebrew homepage marketing line, translated. The list is intentionally narrow.
Live-fetch log (date of writing): arnona-law.com — HTTP 200, verbatim Hebrew homepage line captured; hameiri.com — HTTP 200, verbatim Hebrew tagline captured; s-halevi.co.il root — HTTP 200 but no arnona-specific marketing line on the root page, so the dedicated arnona service page (s-halevi.co.il/עורך-דין-ארנונה/) was fetched and returned HTTP 200 with a verbatim Hebrew header captured. Listed providers publicly market arnona-reduction services to Israeli buyers on their own front or service pages, verified by live fetch. Inclusion is not endorsement. The Federation of Israeli Chambers of Commerce, Globes, Walla Finance and Maariv are referenced in section 01 as institutional / trade-press citations rather than homepage-self-marketed solution providers; no individual SMB, individual assessor or municipal employee is named on this page, and no council is accused of bad faith — the dispute is structural, not personal.
