For 2026 the Prime Minister and Finance Minister approved roughly 95 of 108 local-authority requests for above-baseline arnona (the municipal property tax) hikes, on top of the automatic 1.626% national rise. The Federation of Israeli Chambers of Commerce called the approvals a worsening of the cost-of-living crisis; mayors cite war-related budget gaps and operating deficits.1,2

The hikes are uneven and city-specific. Jerusalem approved a 38.57% rise on Zone D parcels. Tel Aviv approved 100%+ increases for residential and mixed-use lots west of the Yarkon — about NIS 64 to NIS 140 per square metre. Ramat Gan added 6.5–8.5% on commerce and services, hitting roughly 4,200 businesses. Ashkelon raised industrial parcels 7.5%. Ramla put 4% across every category. In Kfar Saba, several commercial-office, shopping-centre and parking-lot categories jumped above 60%.3,1

The bill arrives in January. A Tel Aviv mixed-use landlord, a Ramat Gan service shop, an Ashkelon industrial tenant — each has 90 days from the assessment notice to file an objection with the local arnona manager. Miss that window and the rate stands for the year. Most operators do not know which assessment category their parcel sits in, do not benchmark against comparable parcels, and do not file. The objection door closes quietly.2
