2025년 12월 한국 부동산 중개업소는 폐업 833곳에 개업 577곳이었다. 10월에도 폐업 872곳, 개업 609곳이었다. 영업 중인 공인중개사 사무소(동네에서 집을 사고팔거나 임대할 때 들르는 그 작은 부동산)는 2025년 10월 10만9979곳까지 떨어져, 5년 2개월 만에 처음으로 11만 선이 무너졌다. 자격증 수요도 시장과 함께 무너졌다. 2021년 27만8847명이던 시험 응시자는 2025년 11만3635명으로, 8년 만의 최저치를 찍었다. 자격증 보유자 55만1879명 가운데 사무실을 실제로 운영하는 사람은 다섯 명 중 한 명뿐이다.
01 현장의 통증

10년 차 한 베테랑은 2025년 1월 게시판에 셈을 이렇게 정리했다. «사무실 한 곳 평균 매출이 월 3~4백, 강남도 5백입니다. 운영비는 연 1억5천~2억.»6 업계 단체인 한국공인중개사협회는 주택 매매, 전세, 지방 토지 시장이 모두 장기 침체에 빠져 있는 탓이라고 진단한다.5 나머지 중개사들은 더 이상 수지가 맞지 않는 자격증을 손에 쥐고 있을 뿐이다.
